VicoPark Terms of Service

Last updated October 21, 2026

Agreement

These terms are an agreement between you and Ucept LLC, a Texas limited liability company that operates VicoPark ("VicoPark", "we", "us"). They apply whenever you use the VicoPark website, app, API, or assistant connections (the "service"), as a customer, a host, or both.

By creating an account or using the service you accept these terms and the Privacy Policy. If you do not accept them, do not use the service.

Please read the section "Disputes, arbitration, and class action waiver". It requires most disputes to be resolved by individual arbitration rather than in court or in a class action, and explains how to opt out.

What the service is, and what it is not

VicoPark is an online marketplace that lets hosts offer the use of private parking space and lets customers reserve it. Ucept LLC provides the platform, takes payment, pays hosts through our payment provider, and offers support.

Ucept LLC does not own, operate, control, inspect, or manage any space, and is not a party to the arrangement between a host and a customer. Hosts are independent; they are not our employees, agents, or partners. Hosts alone are responsible for their spaces, including their safety, legality, condition, and accuracy of description.

A reservation gives the customer a limited, revocable permission to park the described vehicle in the host’s space for the reserved time, on the host’s rules. It is not a lease or tenancy, and it is not a bailment: neither the host nor we take possession, custody, or control of your vehicle, its keys, or its contents.

VicoPark does not dispatch towing, enforcement, or security, and does not authorise anyone to do so on our behalf.

Eligibility and your account

You must be at least 18 years old and able to form a binding contract to use the service. The information you give us must be accurate and kept up to date.

You sign in with your email address and a single-use code, or with a provider we support such as Google or Apple. Keep access to your email and those accounts secure: anyone who can read your email can sign in as you. You are responsible for activity on your account. Tell us promptly at support@vicopark.com if you believe someone else has used it.

An account is for one person, or for one business when it is used for fleet or business bookings. You may not sell, transfer, or share an account.

You may sign out of every device at any time from settings, and you may delete your account. Deleting your account does not cancel amounts you owe or remove records we must keep, such as completed transactions.

API keys and connected assistants

You may create API keys, and you may connect an AI assistant (such as ChatGPT or Claude) to your account through "Sign in with VicoPark". A key or connection acts as you. Bookings, charges, and messages made with it are yours, up to the spend limit you set for it.

Keep keys secret. Revoke a key or connection you no longer trust from settings; revoking it stops it immediately but does not undo what it already did.

Assistants and other clients are provided by third parties, not by us. We are not responsible for what a third-party client does with the access you give it, or for what it tells you.

Use the API and assistant tools only as documented and within their limits. Do not scrape the service by other means or try to get around rate or spend limits.

Reservations and prices

The price, including our service fee and any charger fee, is shown before you pay, in the currency of the space. Where we are required to collect tax it is shown before you pay. The price you confirm is the price of that reservation.

A reservation is confirmed when our payment provider confirms your payment and the app shows it as confirmed. Until then the space is held for you only for a short checkout window.

A host may require you to request a booking first; nothing is charged until the host approves and you book.

Arrive and leave within your reserved time, park only the vehicle on the reservation, follow the host’s rules and instructions, and leave the space as you found it. Anything you leave in a vehicle is at your own risk.

Your saved card and later charges

Payments are processed by Stripe, our payment provider. We never receive or store your full card number.

When you book, you authorise Ucept LLC and Stripe to keep the card you pay with on file with Stripe, and to charge it later, without asking you again at the time, for: extra time you add to a stay; the weeks of a weekly booking and the months of monthly parking you chose to renew; a tip you choose to leave; a damage claim you choose to pay; and, where checkout says overstay charges apply, time your vehicle stays past the end of your reservation. Each such charge appears on your receipt.

We do not charge a saved card for anything else. To stop repeat charges, stop the weekly booking or monthly renewal in the app. Saved cards are removed when you delete your account, or sooner if you ask us.

For a business or fleet account, you authorise charges to the fleet card you save for bookings made with your API keys and connected assistants, up to each key’s spend limit.

If a charge is disputed with your card issuer, we may give the issuer the records of the reservation, and we may suspend your account while the dispute is open.

Monthly parking that renews

Where a host offers it, you can choose at checkout to have monthly parking renew automatically. Nothing renews unless you choose it. The choice shows the monthly price including fees, when each month is charged, and how to stop, and we email you the same terms when the subscription starts.

Your subscription continues until you cancel it. Three days before each month ends, the next month is booked and charged to the card you paid with, at no more than the monthly price you agreed to. We email you each time with the amount charged.

You can cancel at any time from the booking in the app; the cancellation takes effect immediately for all future months. Cancelling does not cancel or refund a month already paid for; that month stays yours on its own cancellation terms.

If the price would be higher than the one you agreed to, if your card is declined, if the space is not available for the next month, or if the host stops offering renewal, the next month is not booked, nothing is charged, the subscription ends, and we tell you.

Cancellations and refunds

Each host chooses flexible, moderate, or strict cancellation terms for their space. Before you pay, and again on the reservation, the app shows the time until which you can cancel for a full refund. After that time the reservation is not refundable through self-service cancellation.

The terms shown when you booked are the ones that apply to that reservation, even if the host or we change them later.

If a host cancels, or the space is taken or unusable when you arrive, you are refunded in full; contact support through the app and we will help you. Refunds go back to the original payment method and may take several business days to appear.

Your vehicle, damage, and insurance

By reserving a space you confirm that the vehicle you park is registered and insured as the law where you park requires, and that you are responsible for loss or damage that the vehicle, or anyone using it, causes to the space, the host’s property, or anyone else’s property during your reservation.

Ucept LLC does not insure vehicles, spaces, or their contents, and provides no insurance to hosts or customers. Your own auto insurance, and the host’s own property insurance, are the cover that applies.

Within 72 hours after a reservation ends, the host may report damage, or cleaning needed beyond normal use, with a description, the amount claimed, and photographs. We show the report to you and tell you by email.

You may pay the claim in the app, on the card you paid for the reservation with, or dispute it with your account of what happened and, if you choose, your insurer and policy or claim number. Your card is charged for a claim only when you choose to pay it. Your insurer and policy details are shared with our support team only, never with the host.

If a claim is disputed or not answered, our support team reviews what both sides provide and upholds or closes it. While an upheld claim is unpaid, you cannot make another reservation. Our decision governs use of the platform only; it is not a finding of legal liability, and both sides keep any rights they have under the law or their insurance.

A host receives a claim you pay less the card processing cost; we keep nothing else from it.

Tips

After a stay has ended, and never before, you may leave the host a tip. It is optional, charged to the card you booked with, and paid to the host less the card processing cost.

Hosting a space

If you list a space, you confirm that you own it or have the right to offer it; that offering it does not breach any lease, mortgage, insurance policy, association rule, permit, zoning rule, or law that applies to you; and that it is safe, lawful, accessible as described, and matches your listing, including its height limit, accessibility, charger, and hours.

Listings are reviewed before they are published, by our team or by automated checks including photo screening. We may decline, pause, unpublish, or remove a listing at any time.

Honour the bookings you accept. Cancelling a guest’s booking refunds them in full. Cancellations and reports that your space was taken count against your listing; at three in 90 days our team reviews your next listing, and at five the space is paused.

Your exact address is not shown publicly. It is disclosed to a customer only once a reservation is confirmed, and only to that customer. Do not ask customers to pay you outside the service.

For each reservation you receive the price you set. The customer pays a service fee on top of that price, which Ucept LLC keeps. If a reservation is refunded, the payment for it is reversed.

Payouts are made by Stripe to the payout account you connect, under Stripe’s Connected Account Agreement, which you accept when you set up payouts. You give your identity and bank details to Stripe directly; we do not receive or store them. You are responsible for reporting and paying any tax on the income you earn from hosting.

A damage report must be honest, limited to what the reservation caused, and supported by what you saw. False or inflated claims breach these terms.

You are responsible for your own insurance. Check that your policies cover allowing others to park on your property.

Your content and reviews

You keep ownership of the listings, photographs, reviews, messages, and other content you provide. You give us a worldwide, non-exclusive, royalty-free licence to host, copy, display, adapt, and distribute that content as needed to run and promote the service, for as long as it is on the service and as long afterwards as we need to keep records.

You confirm you have the rights to the content you provide and that it is accurate and lawful. Reviews must describe your own experience honestly.

We may remove content that breaches these terms, and we remove contact details and offensive words from reviews automatically.

Acceptable use

Do not use the service for anything unlawful; misrepresent who you are; harass, threaten, or discriminate against anyone; attempt to gain access to accounts or data that are not yours; upload malicious code; or interfere with the operation or security of the service.

Do not use a space for anything other than parking the vehicle described in the reservation: no living in it, storing hazardous material, or commercial activity unless the host’s listing allows it.

Do not stay beyond your reserved time, and do not try to avoid our fees by arranging or paying for a booking outside the service.

Suspension and termination

We may limit, suspend, or close an account, or refuse a booking, if we reasonably believe it is needed to comply with law, protect people or property, prevent fraud or abuse, or enforce these terms, including while a payment dispute or an upheld damage claim is unpaid. Where we can, we tell you why.

You may stop using the service and delete your account at any time. Sections that by their nature should survive, including payment obligations, damage claims, disclaimers, limitation of liability, indemnity, and dispute resolution, survive termination.

Safety and problems between users

If you feel unsafe, or a crime or emergency is occurring, contact local emergency services first, then us.

Report problems through support in the app so there is a record. We may help resolve a problem between a host and a customer, but we are not obliged to, and our decisions about refunds, claims, and accounts concern use of the platform only.

Disclaimers

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE". YOU USE IT, AND ANY SPACE YOU BOOK OR LIST, AT YOUR OWN RISK. TO THE FULLEST EXTENT THE LAW ALLOWS, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT, AND ANY WARRANTY THAT THE SERVICE WILL BE UNINTERRUPTED, SECURE, OR ERROR-FREE.

WE DO NOT INSPECT, WARRANT, OR TAKE RESPONSIBILITY FOR ANY SPACE, LISTING, HOST, CUSTOMER, VEHICLE, OR THIRD-PARTY CLIENT, OR FOR ANYONE’S CONDUCT ON OR OFF THE SERVICE. MAPS, DISTANCES, AND AVAILABILITY ARE ESTIMATES.

Assumption of risk and release

PARKING A VEHICLE ON SOMEONE ELSE’S PROPERTY, AND LETTING OTHERS PARK ON YOURS, CARRIES RISKS, INCLUDING DAMAGE, THEFT, VANDALISM, TOWING BY OTHERS, INJURY, AND WEATHER. YOU KNOWINGLY AND VOLUNTARILY ASSUME THOSE RISKS.

TO THE FULLEST EXTENT THE LAW ALLOWS, YOU RELEASE UCEPT LLC AND ITS MEMBERS, MANAGERS, EMPLOYEES, AND AGENTS FROM ALL CLAIMS, DEMANDS, AND DAMAGES OF EVERY KIND, KNOWN AND UNKNOWN, ARISING FROM OR RELATED TO A SPACE, A VEHICLE, A RESERVATION, OR ANY DISPUTE WITH OR CONDUCT OF ANOTHER USER, INCLUDING CLAIMS ARISING FROM OUR OWN NEGLIGENCE. THIS RELEASE DOES NOT COVER OUR GROSS NEGLIGENCE, FRAUD, OR WILFUL MISCONDUCT.

IF YOU ARE A CALIFORNIA RESIDENT, YOU WAIVE CALIFORNIA CIVIL CODE SECTION 1542, WHICH SAYS: "A GENERAL RELEASE DOES NOT EXTEND TO CLAIMS THAT THE CREDITOR OR RELEASING PARTY DOES NOT KNOW OR SUSPECT TO EXIST IN HIS OR HER FAVOR AT THE TIME OF EXECUTING THE RELEASE AND THAT, IF KNOWN BY HIM OR HER, WOULD HAVE MATERIALLY AFFECTED HIS OR HER SETTLEMENT WITH THE DEBTOR OR RELEASED PARTY." YOU WAIVE ANY SIMILAR LAW WHERE YOU LIVE.

Limitation of liability

TO THE FULLEST EXTENT THE LAW ALLOWS, UCEPT LLC AND ITS MEMBERS, MANAGERS, EMPLOYEES, AND AGENTS ARE NOT LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES; FOR LOST PROFITS, REVENUE, DATA, OR GOODWILL; OR FOR PERSONAL INJURY, PROPERTY DAMAGE, OR DAMAGE TO OR THEFT OF A VEHICLE, ITS CONTENTS, OR A SPACE, ARISING FROM OR RELATED TO THE SERVICE, A RESERVATION, OR ANYONE’S CONDUCT, WHETHER IN CONTRACT, TORT, OR OTHERWISE, INCLUDING OUR OWN NEGLIGENCE, AND EVEN IF TOLD THEY ARE POSSIBLE.

TO THE FULLEST EXTENT THE LAW ALLOWS, THE TOTAL LIABILITY OF UCEPT LLC FOR ALL CLAIMS ARISING FROM OR RELATED TO THE SERVICE, INCLUDING CLAIMS ARISING FROM OUR OWN NEGLIGENCE, IS LIMITED TO THE GREATER OF THE FEES YOU PAID TO UCEPT LLC (NOT THE AMOUNTS PAID TO HOSTS) IN THE 12 MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM, AND 100 US DOLLARS.

Some places do not allow some of these limits. Where that is so, they apply only as far as the law allows, and nothing in these terms limits liability for gross negligence, fraud, or wilful misconduct, or other liability that cannot be limited by law.

Indemnity

YOU AGREE TO DEFEND, INDEMNIFY, AND HOLD HARMLESS UCEPT LLC AND ITS MEMBERS, MANAGERS, EMPLOYEES, AND AGENTS FROM ANY CLAIM, LOSS, LIABILITY, OR EXPENSE, INCLUDING REASONABLE LEGAL FEES, ARISING FROM YOUR BREACH OF THESE TERMS OR THE LAW, YOUR CONTENT, YOUR SPACE IF YOU ARE A HOST, YOUR VEHICLE AND YOUR USE OF A SPACE IF YOU ARE A CUSTOMER, OR YOUR DEALINGS WITH OTHER USERS, INCLUDING WHERE THE CLAIM ALSO ALLEGES OUR OWN NEGLIGENCE, BUT NOT TO THE EXTENT IT IS CAUSED BY OUR GROSS NEGLIGENCE, FRAUD, OR WILFUL MISCONDUCT.

Disputes, arbitration, and class action waiver

Talk to us first. Before starting any claim, send a written notice to support@vicopark.com describing the dispute and what you want. We will try in good faith to resolve it with you for 60 days. We will do the same before bringing a claim against you.

Binding individual arbitration. Except as set out below, any dispute, claim, or controversy between you and us arising from or relating to these terms or the service, including whether this section applies, will be resolved by binding arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, before a single arbitrator. The Federal Arbitration Act governs this section. The arbitration may be conducted by video or on the documents; any hearing in person will be in the county where you live or another place we agree.

Fees. Payment of filing and arbitrator fees follows the AAA Consumer Arbitration Rules, under which we pay most of them for claims brought by consumers. The arbitrator may award the same individual relief a court could, and may award legal fees where the law allows.

Small claims and exceptions. Either of us may instead bring an individual claim in small claims court if it qualifies. Either of us may ask a court to stop infringement or misuse of intellectual property or unauthorised access to the service.

Class action waiver. You and we may bring claims against each other only individually, and not as a plaintiff or class member in any class, collective, consolidated, or representative proceeding. The arbitrator may not consolidate claims of more than one person. If this waiver is found unenforceable for a claim, that claim will be decided by a court, not in arbitration.

Mass filings. If 25 or more similar claims are filed against us by or with the help of the same lawyers or organisation, they will be administered in batches of up to 25, with one arbitrator per batch, and the rest held until a batch is decided, to the extent the AAA rules allow.

Opting out. You may opt out of this arbitration agreement by emailing support@vicopark.com within 30 days of first accepting these terms, from the email address on your account, saying that you opt out of arbitration. Opting out does not affect the rest of these terms.

Time limit. To the extent the law allows, a claim must be started within one year after it arises, or it is permanently barred.

Governing law and courts

These terms are governed by the laws of the State of Texas, without regard to its conflict-of-law rules, and by the Federal Arbitration Act for the arbitration section. Any claim that is not arbitrated will be brought only in the state or federal courts located in Texas, and you and we consent to their jurisdiction. This does not take away protections that the consumer law of the place you live gives you and that cannot be waived.

Changes to the service and these terms

We may change, add, or remove features of the service.

We may update these terms. If a change materially affects you, we will tell you by email or in the app before it takes effect. The date at the top shows when they last changed. Continuing to use the service after a change takes effect means you accept it. A change does not apply to a reservation already confirmed, or to a dispute already notified to us.

General

You agree to receive notices, receipts, and other communications electronically, by email and in the app, and that they satisfy any requirement that they be in writing.

These terms, with the Privacy Policy and the terms shown to you at checkout, are the entire agreement between you and us about the service. If a provision is found unenforceable, the rest remains in effect. Our not enforcing a provision is not a waiver of it.

You may not assign these terms without our consent; we may assign them in connection with a merger, sale, or reorganisation. We are not liable for delays or failures caused by events beyond our reasonable control.
